It’s not a small question when it’s come to choose where to find property for rent because you will have to look on some other factor which fits in your taste and other needs. Now what to choose villa or flat? most of the people dream about to live in big and luxurious villa with a nice garden and personal swimming pool and can feel like living in a home and get some privacy, separated from city crowd but being practical sometimes your finance will not allow you because villa means big area and you have to maintain it with extra money including electricity and water bills, maintenance charges and expensive furniture and has to hire maid to keep it clean. Another down side is sometime you can feel isolated.

If we choose to live in a flat, its economical easier and cheaper to furnish. And lots of tower and apartments blocks with shared pool and gym and sometimes shops too. Plus you have 24 hours security and you don't feel isolated and lower bill. Flats also has some issue too like you can bother by such close proximity to other people. Only get one paid parking space, less indoor space and of course no garden but most of the flats has balcony. You can’t buy any heavy and big shopping items.

Everyone has their own preference so they can choose where to stay as you know you are not going to have this property forever as you are just renting out not buying it. It makes good sense to compare all the option whatever fits your lifestyle and your budget.

Is Northern Emirates Being Affected by Falling Property Price of Dubai?


The Northern Emirates are typically independent with Dubai's property market and sales of new homes in Northern Emirates are likely to remain subdued this year. House prices and rents going down in Dubai as more developers offer economical homes, appealing buyers to Sharjah, Ajman and Ras Al Khaimah could be more difficult in coming year. Except some quality projects at truly affordable costs may be able to generate some attraction.

Sale prices fell by 2% in Sharjah, by 5% in Ajman and 1% in Ras Al Khaimah last year, while rental rates dropped by 2% in Sharjah and Ras Al Khaimah, but stayed flat in Ajman. An unpredictable job market and falling rents in Dubai mean that there is not the common inflow of new tenants. Rents have not dropped enough in Dubai to attract settled tenants to shift.

Construction in Sharjah has gained as a result of investments in road connectivity and new tourism spots such as Noor Island and the Majaz water­front. Emirates investing heavily in infrastructure and trying to create more ideal environment as investors and tenants compare the quality of life outside Dubai.

A normal rent in Sharjah for one bed flat is Dh 34,000 per year and for 3 bedrooms flat is Dh 58,000. In Ras Al Khaimah,  Dh 38,000 for a one-bed per year to Dh 100,000 for 3 -bedroom. In Ajman, from Dh 43,000 for a one-bed up to Dh 64,000 for a 3-bedroom property approx.

New regulations were suggested in Sharjah in 2014 to allow non-GCC nationals to own properties under a 100 year leasehold, ownership rules stand unclear but also because of the new deal of budget property launches with accompanying payment deals in Dubai.

Dubai is not just a city of skyscrapers or a place to spend your holidays. Usually universities handle administration, supervision and logistics requirements but it can be add extra cost to student if compared to the market. However, mostly it becomes difficult for students to search for their certain requirements.

If we go for another option to live is to look for accommodation near university. Normally it isn’t all that easy to occupy to bear expenses all alone for a student , you need to find a another student with whom you can share your space and its very important to make sure your rented property owner knows that you are living in sharing.  The renting process becomes more difficult as not many people are interested to give property to tenants who will share an apartment. Dubai not legally encouraging the idea of students sharing accommodation.

But if you have family in Dubai; there is nothing better option can be for a student. All the requirements home comfort, food, care and all the necessities you can have. Getting to university can be easy, as the metro and bus routes in Dubai are good. However there are some areas that do not have a nearby stop so it is a good idea to check before you move in with your family. If you don’t drive then it would be better to consider moving somewhere near to university and cut the travel time to reach for more study and get yourself involved with extra-curricular activities like sports, charitable activities and drama, which all look amazing on your CV.
